Key takeaways

  • Blackstone reported third-quarter 2026 segment distributable earnings of $1.9 billion, down 4% from a year earlier, and distributable earnings of $1.32 per share, according to its SEC filing.
  • The $1.32 figure beat analyst forecasts: Zacks put consensus at $1.26 and Investing.com at $1.29. It was still below the $1.52 reported a year earlier, Yahoo Finance noted.
  • Real estate was the weak spot. Segment distributable earnings fell 10% and opportunistic real estate funds lost 3.2% in the quarter.
  • Growth came from fundraising and recurring fees: $63.3 billion of inflows, total assets under management (AUM) of $1.37 trillion (+10%) and perpetual capital AUM of $562.3 billion (+12%).
  • Reuters reported that Blackstone shares closed up 8.4% on October 22, even as the S&P 500 fell 1.2%.

Blackstone's Q3 2026 earnings came in at $1.32 of distributable earnings (DE) per share, ahead of consensus estimates of $1.26 to $1.29. Segment DE was $1.9 billion. Fee growth offset a 10% fall in real estate earnings, and the shares jumped 8.4%.

The New York-based alternative asset manager released its results before the US market opened on Thursday, October 22, 2026, and filed them with the SEC as Exhibit 99.1 to a Form 8-K. Chairman and CEO Stephen A. Schwarzman said in the release that the firm "delivered strong third-quarter results amid a volatile external environment."

Blackstone Q3 2026 earnings: the headline numbers

Distributable earnings are the main profit measure for alternative asset managers. The figure shows how much cash a firm earns from management fees and realized performance fees, and what it can pay out to shareholders. Blackstone's GAAP net income attributable to the company was a much smaller $662 million, or $0.83 per diluted share, because GAAP figures include unrealized gains and losses and other accounting items.

Revenue was weaker than forecast. Investing.com reported GAAP revenue of $3.06 billion against a $3.35 billion forecast, and Yahoo Finance said it was down from $3.09 billion a year earlier. According to Reuters, as cited by GuruFocus, net realizations fell 34% to about $332 million. That drop in exit profits is the main reason distributable earnings per share came in below last year's level.

The dividend of $1.12 per share is payable on November 9, 2026, to shareholders of record on November 2. Blackstone also repurchased 0.2 million shares in the quarter.

Why the real estate segment fell

Real estate is the only one of Blackstone's four segments where AUM shrank from a year earlier. Segment DE fell 10% to $553.7 million, and opportunistic real estate funds returned -3.2% in the quarter and -4.0% over 12 months, gross. According to the earnings call transcript published by Investing.com, management raised the cap rates used to value properties in the quarter, which cut the value of opportunistic funds. Core+ real estate still gained 1.6% in the quarter.

CFO Michael Chae described "crosscurrents underway" in property, pointing to a 45% rise in logistics leasing on the US platform and to data center leasing that he expects to triple, according to the same transcript.

Private equity: higher fees, fewer exits

Private equity FRE rose 26%, the fastest of any segment, but segment DE fell 7% because fewer realizations meant less performance revenue. Yahoo Finance reported that realized private equity performance revenue fell 49%. Corporate private equity funds returned 2.8% in the quarter and 14.7% over 12 months. Chae said on the call that Blackstone had completed nine IPOs since summer 2025, five of them this year, and that "the pipeline remains strong." Our guide to how an IPO works explains why listings matter for exit profits.

Private credit and insurance

Credit & Insurance AUM grew 11% to $480.0 billion, and its private credit strategies returned 2.6% gross (1.8% net) in the quarter. On the call, President Jon Gray said that fears of a private credit crisis had not come true. The transcript also shows pressure in Blackstone's non-traded credit fund BCRED, which received redemption requests above its quarterly limit and had $1.4 billion of net outflows. Management said insurance AUM rose 14% to more than $300 billion and private wealth AUM reached a record $330 billion.

Why Blackstone shares jumped 8.4%

Reuters reported that Blackstone advanced 8.4% on October 22, listing it among the day's notable gainers in an S&P 500 that fell 1.21% on a tech selloff (our report on the Nasdaq's 2.6% drop). Zacks, in a market note published on Yahoo Finance, also put the gain at 8.4% after the earnings beat. Reuters linked part of the rally to Blackstone's comments that widening credit spreads on AI-related debt could be an opportunity to lock in higher returns. Our credit default swaps explainer covers how markets price that credit risk.

The move built during the session. Shares were up 3.4% at $113.34 in premarket trading from a $109.57 close, according to Investing.com, and up about 5.3% at $115.34 around 11:57 a.m. ET, according to GuruFocus. Yahoo Finance noted that the stock had traded at about 18 times forward earnings before the report, below its five-year average of 23 times.

What it means

Blackstone's quarter shows the split now running through alternative asset managers. Recurring fees are rising on the back of perpetual capital, insurance mandates and private wealth money. Profits tied to exits and property values are under pressure. Investors appear to have rewarded the fee base: inflows of $63.3 billion and $228.9 billion of dry powder give the firm capital to deploy while asset prices are under stress.

Several risks remain. Real estate AUM is still falling, opportunistic funds are negative over 12 months, and BCRED's redemption queue shows that wealth clients can pull money when sentiment turns. According to the call transcript, management expects a significant rise in net realizations in the fourth quarter and double-digit growth in base management fees in 2027. Those are company expectations, not guarantees. The next check is the fourth-quarter report, expected in late January 2027.
